Dispute Settlement Center

The Real Estate Dispute Settlement Center "Taswya" was established to handle a wide range of real estate disputes, including both commercial and civil matters, in an amicable manner.


The center has a team of specialists that offer innovative alternative solutions designed to save time and effort, thereby strengthening the competitive advantage of real estate investment in Abu Dhabi. Taswya operates three strategically located settlement centers across the Emirate: in Abu Dhabi City, Al Ain City, and Al Dhafra Region, ensuring convenient access for clients.


Among the real estate disputes that can be resolved amicably by the Real Estate Dispute Settlement Centers are disputes related to property division agreements (such as segregation of joint ownership, physical partitioning, and benefit sharing), construction disputes, relinquishment and exit agreements in inherited lands, and disputes arising from real estate regulations.

The real estate escrow account is a bank account for the real estate project, into which the amounts collected from buyers of units sold off-plan or from financiers of the project are deposited. The escrow account aims to regulate the construction process of units sold off-plan, in order to guarantee the rights of investors.

It is a service for registering real estate development projects (new or existing) on the "Dari" platform, where they are submitted by real estate developers.

  • Obtaining planning approval for the project from the Municipality and Transport Department.
  • Having ownership of the land allocated for the project, whether through a grant, donation, land purchase, or land lease agreement.
  • The real estate developer must be licensed as a primary developer or a subsidiary developer.

A real estate development project is a project aimed at constructing multi-story buildings or complexes for residential, commercial, or mixed-use purposes along with their facilities. It can also involve the development of infrastructure and service facilities in case of selling vacant land.

The primary development plan is the plan that identifies the property intended for development by the primary developer.

The subsidiary development plan is derived from the main plan and identifies the property that will be developed by the subsidiary developer.
